Visions for Vacancies: What Does Vernon Need Next to Cardio Express?

It's one of the newer buildings in town.

Vernon Patch loves your input. So, in a column called Visions for Vacancies, we present a vacant building - in this case part of a newer one that currently houses a fitness center - and ask you to tell us what you think would be the best use for it.

Yes, we have zoning regulations, but put all of that aside for now and concentrate on what you would like to see there or what would be the best use for the community.

Today, we are featuring the vacant portion of the, for lack of a better term, Cardio Express building, on Route 83 near the Merline Road Intersection.

The entire side of the section that faces Route 83 needs a tenant or tenants and so does a section of the building that abuts the health club. 

So ...

Hmmm.......maybe a Vitamin Shoppe. Seems like the two businesses would go together well. A Panera Bread would be perfect in that location as well.

Yes and economic development coordinator and we have had 29 businesses move in, renovate or relocate in this mayoral term.

I'd love to see a health food store, vegetarian restaurant, Panera Bread or Trader Joe's.

There probably about 25,000 square feet of space available divided by 4 separate slots for individual businesses. You could combine the spaces for a single business but Whole Foods stores typically range from their smallest 40,000 s.f. up to their 80,000 s.f. flagship store in TX. "Everything's Bigger in Texas" I agree that Vernon would be great for a Whole Foods or Trader Joe's but they would better fit in a larger space like Tri-City Plaza.

From the sizes of each space, these would need to be small specialty shops. Who would cater to the cliental of Cardio Express, such as health foods, vitamins, hair dresser, massage therapy, sports clothing or equipment. Take a survey of what the customers of Cardio Express would frequent. The size of the shops and the rent would be a factor on what could be drawn to this plaza.

I agree with Vernon Taxpayer. The dimensions of space prohibit any large scale retailer or business from moving in. I do like the idea of a Trader Joe's, and Whole Foods. The key to the development in town is to concentrate development along the I-84 and Rte. 30. Since those two parallel each other funding from government might be assist

A Trader Joe's would definitely fit. Other ideas include Pinkberry or Emerald City Smoothie.

If you want a business to move in, I recommend going to their website and contacting them. All though this is something out Economic Development Coordinator works on, the more interest and push from the community is a big help. With this said, I have contacted Trade Joes and Panera. In addition, I have provided them with the marketing brochure. It would help if others contacted the same companies to spark their interest. It only takes a few minutes to send a simple e-mail. Give it a shot and let us know who you have contacted. Thanks!

Would love to see a Trader Joes or the like. Nature's Grocer is great but they are constrained a bit by the space.

Natures Grocer is great! I think that they are very happy with their current size. Its just right for a family owned store in the niche market they hold. Did you know that people travel a long ways, 30+ miles, to come to that store?? Breakfast and Lunch is amazing!!
