Mansions Complex Tops the Grand List

Assessments go up as Grand List surpasses $1.9 billion.

The official numbers are out for the town's Grand List of all taxable property.

Mayor Jason McCoy released the breakdown today and it includes  an overall increase of .85 percent, or $16,144,535.

That brings the total Grand List value to $1,910,783,339.

The Mansions at Hockanum Crossing, a luxury housing complex off Route 83, led the list of top taxpayers in town with more than $47 million in assessments.

According to Assessor David Wheeler's filing with the town clerk, real estate values increased by a total of $8,760,260 from 2009 to 2010. There are a total of 9,890 real estate records that comprise 87.7 percent of the net assessments on the 2010 Grand List. The 2009 valuation was $1,666,654,720 and that increased to $1,675,414,980 in 2010.

Here is a breakdown of the That is a 0.53 percent real estate increase:
 
• Residential property values increased by $8,161,560.
• Industrial property values decreased by $1,286,600.
• Commercial Property values decreased by $127,060.
• Apartments and other values increased by $2,012,360.
 
Personal property decreased by a total of $2,153,836 (0.29 percent) from 2009 to 2010. There are 1,284 personable property records that comprise 3.8 percent of the net assessments on the 2010 Grand List. The 2009 valuation for personal property was $74,447,066, which decreased to $72,293,230 in 2010.
 
Motor vehicle values increased by a total of $9,538,111 from 2009 to 2010. There are 25,996 motor vehicle records that comprise 8.5 percent of the 2010 Grand List’s net assessments. The 2009 valuation was $153,537,018, which increased to $163,075,129 in 2010. The 0.62 percent increase breaks down as follows:
 
• New vehicle values increased by $1,623,528.
* Used vehicle values increased by $7,914,583.
