What would be a good fit on the corner lot?

This is the first time we've done this in Visions for Vacancies, but considering the major transaction that transpired exactly a week ago, it might be worth revisiting a certain parcel. 

On April 26, area computer executive Ken Kaplan closed on the West Main Street campus of the old Hockanum Mill. He envisions about 100,000 square feet of business space after using a state-administered loan to clean up the property. 

Kaplan had acquired the tax lien on the old textile factory several months ago.

A short distance away, at the corner of West and West Main streets, sits a crumbled foundation on a vacant corner lot.
 
Now we know the town has zoning regulations, but put them aside for now and concentrate on the vacant parcel - what could become of the Hockanum Mill and what would go well with it right down the road.
